River Glossary

This glossary will provide definitions on key terms that you may come across when using River LPM or our Help Centre.

A

Address History

The Address History section accessed via your applicant management dashboard houses all of the previous address information that an applicant has provided on MyRentalCV.

Agent Signee

Any agent who has permission to sign a lease on behalf of the landlord. You can manage your agent signees in the Lease Builder Configuration page.

Applicant

An individual who has enquired for a property and dropped into your applicant management dashboard.

Applicant Management Dashboard

The screen that appears when you click the 'Applicants' tab from your main dashboard is often termed your applicant management dashboard. This dashboard houses all of your property enquiries and applicants in one place.

Archive

The act of removing an applicant, property, tenancy, or lease from their respective location in River. You can recover archived entries at any time.

Credit Check

Every applicant will usually undergo a soft credit check on the MyRentalCV platform. Their credit score will be available to view on your applicant management dashboard

D

Dashboard

This refers to the screen that appears when you log in to River LPM, from here you can navigate to the different areas of River LPM.

Documents

The Documents section found on your applicant management dashboard houses all of the documents that an applicant has uploaded to the MyRentalCV platform.

E

Employment

The Employment section accessed via your applicant management dashboard houses all of the income details that an applicant has provided on MyRentalCV.

Enhanced Security

A function that can be enabled or disabled in your User Management section. Enabling enhanced security means that if you are logging in to River from an unknown location or device, you will receive a confirmation link to enable you to login.

Enquiry

Any query about or interest in a particular property. An individual who feeds in to your applicant management dashboard will have made an enquiry.

Full MyRentalCV View

When clicking "View in Full" under a section of an applicant's profile, you will be able to view their full MyRentalCV profile instead of the summarised version that you can see on the applicant management dashboard. This is sometimes referred to as the "Full MyRentalCV View".

Guarantor

The Guarantor section of a MyRentalCV, accessed via your applicant management dashboard, houses all of an applicant's guarantor details and references.

Group Tenancy Rating

When you group together applicants to create a tenancy, a group tenancy rating will be generated based on an average of all of the applicants' individual tenancy ratings. You can find a tenant group's group tenancy rating on your Tenancies page.

M

MicroCV

An ID-type document containing the basic information an applicant has provided to MyRentalCV. An applicant can send you this via email to help you assess whether they'd be a good fit for your property at a glance, without having to look through their full MyRentalCV.

MyRentalCV

Our tenant referencing and pre-screening platform. MyRentalCV is integrated with the River LPM system to help you manage and assess your property applicants.

MyRentalCV PDF

A PDF version of an applicant's MyRentalCV can be downloaded via the "Download MyRentalCV" button on your dashboard.

MyRentalCV Invite

If you would like to reference or prescreen an applicant, you will need to invite them to create a MyRentalCV if they do not already have one. You will know if an applicant does not have a MyRentalCV if a "Send MyRentalCV invite" link appears in the MyRentalCV Progress column of your applicant management dashboard.

MyRentalCV Permission Request

If an applicant already has a MyRentalCV and you would like to view it in order to reference or prescreen them, you will need to request permission to view it. You will know if an applicant already has a MyRentalCV if a "Send permission request" link appears in the MyRentalCV Progress column of your applicant management dashboard.

Personal Details

The Personal Details section accessed via your applicant management dashboard houses all of the basic personal information that an applicant has provided on MyRentalCV.

Product Eligibility

The Product Eligibility column located in your applicant management dashboard indicates the applicant's eligibility for Rent and Legal Protection Insurance. 

Property Management Restrictions

A function that can be enabled or disabled in your User Management section. Enabling property management restrictions means that you cannot make changes to your live property adverts on Lettingweb and Zoopla via River. You may wish to use this function if you use a feed provider to upload your properties to various property portals.

Profile / Applicant Profile

These terms refer to the MyRentalCV profile of an applicant or prospective tenant.

L

Lease Builder

A tool used to create a lease on River LPM. You can build a lease by clicking the "Build Lease" button in the Lease Builder page.

Lease Builder Configuration

Located in the Lease Builder page, this is a tool used to set your standard preferences for all of your leases and manage your agent signees.

R

Reference Pending

An applicant has added an address or income source to their MyRentalCV and is awaiting a reference from their letting agent/landlord or employer/accoutant.

Rent and Legal Protection Insurance

An insurance policy which covers the monthly rental income in the event that a tenant(s) stops paying.

T

Tenancy

On RiverLPM, a tenancy is created when you group applicants together and select a lead tenant. This is the step before signing the lease.

Tenancy Creation

The process by which you group together applicants from the applicants stage and move them to the tenancy stage, with the intention of signing a lease.

Tenant Rating

MyRentalCV's form of tenant referencing. A tenant will be scored out of five stars against three different criteria, and the average of these scores will form their average tenant rating.
