Introducing the all new River LPM Dashboard!

We know it's difficult to keep track of your properties throughout the letting process. That's why we've created a dashboard that will allow you to view the status of all of your properties at a glance, so that you can determine which require action most urgently. The dashboard will provide you with access points to each different stage in the lettings process with a simple six-step system. Read on to find out everything you need to know to use your new dashboard effectively.

 

Accessing your Dashboard

Option 1

Login to your River LPM account and you will automatically be prompted to start a walkthrough tour taking you through each part of the dashboard process.

Option 2

Alternatively, if you are already logged in to your River account, the new dashboard can be located by hovering over the sidebar navigation on the left hand side, and selecting Dashboard. The dashboard will replace the previous tiles with access points to each section of River.

Understanding your Dashboard

Property Details Column

The Property Details column shows the address of the property and the media content that is associated with the live property advert. The dark blue colour indicates that a type of media content is present on the advert, whilst content that has not been uploaded will be greyed out. You can edit your property advert at any time by clicking the Edit button.

Rent Column

The Rent column displays the rental value per calendar month that the property is currently advertised at across your marketing channels.

Enquiries Column

The Enquiries column shows the total number of enquiries associated with the property.

The Six Step Letting Progress

The Letting Progress column allows you to track where your property is in the letting process. Within each stage in the letting process are different actions that you can take to progress your property to the next stage. The actions within each stage will be expanded as we develop more features within the River LPM Platform. The six stages that we have identified are:

1. Preparation for Market - the first stage contains an access point to our Comparables tool to help put a value on your property and prepare it for market. Our Riverview virtual viewings tool will be added to this section soon.
2. Launching to Market - contains the tools you’ll need to launch your property. This stage contains an access point to our Window Displays tool which will allow you to prepare and create high quality window display advertisements to feature in your shop windows.
3. Enquiry to Applicant Triage - you will progress to this stage once your property is live. From here, you can navigate to your applicant dashboard to manage your enquiries, and access reports to assess the performance of your property listings.
4. Invite to Offer - this stage is still in the development stage and will be launching soon. It will give you the ability to invite your most eligible applicants to make an offer on the property.
5. Tenancy Creation - you will progress to this stage once you have settled on the applicant(s) that you would like to take forward to tenancy. From here you can access your Tenancy Dashboard and Lease Builder so that you can finalise your tenancy.
6. Preparing for Occupation - once your tenancy is final, you will have the opportunity to offer your landlords/tenants products which will provide genuine benefits to your clients whilst also generating some extra revenue for your agency. At the moment you can offer your landlords Rent and Legal Protection to protect their rental income, and we have a range of other offerings coming soon to the platform.

Colour Coding

You can determine which properties you need to action with our simple colour coding system:

Dark Blue = Active/Complete

Orange = Action Required

Grey = stage not reached

Days in Play Column

The Days in Play column shows the number of days that a property has been on the market. The red number indicates the number of days a property has been in the void period.

Listing Status Column

The listing status is displayed at the end of each row. You can change the listing status at any time by clicking on the status and selecting an option from the dropdown menu.

Draft = the property has not yet been published to any marketing channels.

Live = property is on the market and ready to be let.

Let Agreed = a prospective tenant has agreed to rent the property.

Archived = the property is off the market.

Withdrawn = the property has been removed completely. You can change the status of your property at any time by clicking this button.

 

How to use your Dashboard

 

Uploading a Property

You'll no longer need to navigate to the Properties section to upload a property to your dashboard, simply click the Add new property button in the upper left corner of your dashboard.

 

 

Changing a Property Status

To change the status of your property, click on the listing status at the end of the row and select the relevant option from the dropdown menu. Find out what each status means here.

 

Progressing a Property

To progress a property to the next stage in the Letting Progress column, follow the steps below:

1. Click on the Letting Progress number your property is currently on - this will expand the field so that you can view the actions below it for that particular number.
2. If you feel that you have completed the actions for the property or the property does not require the actions, you can progress it to the next step by clicking Next at the end of the row.
3. If you need to move your property back a stage, click the Previous button.

 

Accessing an Action

If you'd like to perform an action on a property, simply click on the action in question. This will take you to the relevant location within River.

 

Editing a Property

To edit any property description, photos, or other information, simply click the Edit button underneath the relevant property row.

 

 

Filtering/Searching

If you're looking for a particular property, you can use the search or filter functions to narrow down your search.

Use the search function to look up anything that is included in the property address, such as street name, town/city, or postcode. Simply type the information in the search bar in the upper right corner and click Search or hit your enter button.

You can narrow down the properties that are displayed on your dashboard by using a range of filters. Filter by rent range, the number of enquiries the property has received, the stage in the lettings process, number of days your property has been on the market, and listing status. To apply your filters, simply select your filter and your dashboard results will update automatically.

 

Sorting

You can sort your properties by clicking the arrow next to the respective table title. You can sort by the following columns:

• Property Details - sort alphabetically (ascending or descending)
• Rent - sort by rent amount (ascending or descending)
• Enquiries - sort by number of enquiries (ascending or descending)
• Letting Process - sort by point in the Letting Process (ascending

To reset your sorting, simply click the Clear button in the top right corner.
