This guide will show you how to understand the different features and columns on your River Dashboard.
Property Details Column
The Property Details column shows the address of the property and the media content that is associated with the live property advert. The dark blue colour indicates that a type of media content is present on the advert, whilst content that has not been uploaded will be greyed out. You can edit your property advert at any time by clicking the Edit button.
Rent Column
The Rent column displays the rental value per calendar month that the property is currently advertised at across your marketing channels.
Enquiries Column
The Enquiries column shows the total number of enquiries associated with the property.
The Six Step Letting Progress
The Letting Progress column allows you to track where your property is in the letting process. Within each stage in the letting process are different actions that you can take to progress your property to the next stage. The actions within each stage will be expanded as we develop more features within the River LPM Platform. The six stages that we have identified are:
- Preparation for Market - the first stage contains an access point to our Comparables tool to help put a value on your property and prepare it for market. Our Riverview virtual viewings tool will be added to this section soon.
- Launching to Market - contains the tools you’ll need to launch your property. This stage contains an access point to our Window Displays tool which will allow you to prepare and create high quality window display advertisements to feature in your shop windows.
- Enquiry to Applicant Triage - you will progress to this stage once your property is live. From here, you can navigate to your applicant dashboard to manage your enquiries.
- Invite to Offer - this stage is still in the development stage and will be launching soon. It will give you the ability to invite your most eligible applicants to make an offer on the property.
- Tenancy Creation - you will progress to this stage once you have settled on the applicant(s) that you would like to take forward to tenancy. From here you can access your Tenancy Dashboard and Lease Builder so that you can finalise your tenancy.
- Preparing for Occupation - once your tenancy is final, you will have the opportunity to offer your landlords/tenants products which will provide genuine benefits to your clients whilst also generating some extra revenue for your agency. Here, you can offer your landlords Rent and Legal Protection to protect their rental income.
Colour Coding
You can determine which properties you need to action with our simple colour coding system:
Dark Blue = Active/Complete
Orange = Action Required
Grey = stage not reached

Days in Play Column
The Days in Play column shows the number of days that a property has been on the market. The red number indicates the number of days a property has been in the void period.
Listing Status Column
The listing status is displayed at the end of each row. You can change the listing status at any time by clicking on the status and selecting an option from the dropdown menu.
Draft = the property has not yet been published to any marketing channels.
Live = property is on the market and ready to be let.
Let Agreed = a prospective tenant has agreed to rent the property.
Archived = the property is off the market.
Withdrawn = the property has been removed completely. You can change the status of your property at any time by clicking this button.
